To minimize your risk, you should always use due diligence in checking out your prospective tenants. While this is not 100% fool proof, it will help you to alleviate many headaches down the road. In WA State, it is required to have a "Renter Criteria’ that you  use across the board for every applicant. Make sure you are in compliance with the Fair Tenant Screening Act before you advertise your next vacancy.
